Asbestos Survey Reports


Midland EPC provide Asbestos Surveys Reports for you to comply with the Control of Asbestos regulations 2006. We can produce either management or refurbishment surveys. We can also supply Fire Risk Assessments.


Every non-domestic premises requires an asbestos inspection. Usually there's no need for asbestos removal unless its too badly damaged to repair or if its likely to be disturbed by any planned work. All of our  surveys are carried out in line with Asbestos: 'The Surveyors Guide' (HSE, HSG 264).

You need a 'Management Survey' to ensure that you, your staff and your customers are safe, or a full 'Refurbishment Survey' prior to any building works.

Don't be caught without one! 'fines of up to £20,000 per offence'

E.P.C's are the first piece of regulation to be enforced. Midland EPC Ltd anticipate they will have an impact on sale and rental prices of commercial buildings, as property occupiers seek to improve their environmental credentials with increasing concern about rising energy costs. 

EPCs will not be the only driver for price, but they will give a good indication for the  buyer or tenant of the size of  their energy bills. 

Commercial organisations with 'environment' as a clear driver, will certainly prefer to occupy 'A' or 'B' rated commercial buildings rather than G rated ones.

Fee levels generally depend on the number of separate 'zones' that the building has.

'Zones' can be roughly worked out by the number of rooms/spaces, including toilets, kitchens storerooms etc.

These rooms need to be sub-divided in to further zones if they have differing lighting, heating, ventilation & air-conditioning configurations.

Type 1 - Location Management survey

No sampling of any materials is carried out but the survey will attempt to identify anypresumed asbestos containing materials and assess the extent to which they were usedand their condition. Without sampling the materials, the duty holder could bear the cost for managing materials which may not contain asbestos.


Type 2 - Standard sampling identification and Management survey

This includes the identification of any asbestos related materials. Samples of thosematerials are collected and tested to confirm or refute the suspected presence of asbestos. The condition of asbestos containing materials is also assessed.

Type 3 - Full access sampling and identification Refurbishment survey
This may involve destructive inspection to gain access to all areas of the building tolocate and where possible to describe all asbestos containing materials in the building.


The Control of Asbestos Regulations 2006 (CAR 2006) and more specifically Regulation 4:Duty to manage asbestos in non-domestic properties sets a legal requirement for owners and occupiers of non-domestic buildings to have an Asbestos Survey and up to date Asbestos Register in place.

In addition to criminal, civil and NHS sanctions for non-compliance, property transactions are often delayed because the owner and/or occupier has failed to have an assessment carried out to comply with the law, and has to address this before being able to proceed with a sale or letting of premises.

Failure to comply with the regulations can result in criminal and civil liability including the payment of a fine of up to £20,000 per offence
